A former farming hamlet turned into a contemporary retreat, where stone, wood, vineyards and gardens follow the shape of the landscape and the lake becomes part of the architecture.

A hamlet rediscovered

La Darbia grew out of the recovery of a small farming settlement overlooking Lake Orta, a cluster of houses, stone walls and terraces that told a story by then almost forgotten. Gian Carlo and Matteo Primatesta, architects and owners of Studio Primatesta, chose to start from precisely this memory, transforming the hamlet without replacing it with a new, recognisable architecture, and letting the place itself suggest the character of the intervention. The project unfolded over several years, following the natural complexity of a settlement built up over time and giving each building a new role within a wider whole.

At the centre of the complex rises the old tower, once used as a roccolo for catching birds, which today welcomes guests and marks the entrance to the property. It is perhaps the image that best tells the story of La Darbia: a seemingly marginal element of the farming history of the place becomes the heart of a new narrative, keeping intact the bond with what existed before.

The architecture of La Darbia does not try to impose itself on the landscape, but to build a quiet relationship with it, made of proportion, material and light. Local stone, wood, lime plaster and Corten steel form a contemporary language that avoids any spectacular gesture, while the interiors pursue the same search through natural surfaces, soft colours and a domestic scale meant to last beyond the stay.

The twenty suites and apartments follow this idea of hospitality as a way of living, with kitchens, living areas and private gardens or terraces that let guests set their own pace. All around, the life of the hamlet carries on through the organic vegetable garden, the vineyard, the gardens and the shared spaces, down to the pool, the kitchen and the wine cellar. La Darbia thus becomes something more than a lakeside destination: a place where architecture, farming and hospitality share the same scale, that of an everyday life rediscovered.

The rooms

La Darbia has 20 independent suites, conceived more as small homes than as hotel rooms. Each one has a fully equipped kitchen, a living and dining area, one or two bedrooms and a private outdoor space: a garden on the ground floor or a panoramic terrace. The common thread is the view over Lake Orta and, beyond the hills, Monte Rosa.

Lake Nest

A small nest designed for a couple: a double bedroom, kitchen, dining area and a private outdoor space. The layout can be more enclosed or open onto the living room, always with a view of the lake.

Lake Retreat

A suite designed for a getaway for two, with a double bedroom, fully equipped kitchen and living area. The private garden on the ground floor or the panoramic terrace on the upper floors becomes a natural extension of the home.

Lake Family

2 adults + 2 children

A larger option with a double bedroom and a second bedroom with single beds, a kitchen and dining area. A small garden or private terrace lets you enjoy the landscape even when you stay in.

Lake Signature

The largest suite, arranged around a generous open space that brings together the living room and the double bedroom, with a second bedroom, kitchen and dining area. The private garden or the large panoramic terrace strengthens its relationship with the lake.

Focus on

The vineyard and the vegetable garden

La Darbia keeps the farming vocation of the place and makes it part of everyday life. Between the houses of the hamlet, the park and the woods lies a terraced vineyard planted with Nebbiolo, while the organic vegetable garden grows the vegetables and herbs used in the kitchen.

The vineyard is more than a feature of the landscape: the small production of La Darbia is shared through the wine cellar, a space designed in 2019 to hold the house selection and more than 300 Italian labels. The vegetable garden, on the other hand, becomes a productive garden to walk through, observe and enjoy, turning at sunset into a small open air lounge for aperitifs and convivial moments.

Dining

Food is an essential part of the project: La Cucina, the restaurant of La Darbia led by chef Matteo Monfrinotti, interprets Piedmont through local ingredients, seasonality and contemporary techniques. Alongside the restaurant, the organic vegetable garden and the open air lounge bar create a more informal side, always tied to the landscape.

A space devoted to wine, designed with the same essential aesthetic as the hamlet, holding the production of La Darbia together with a selection of more than 300 Italian labels.

The location

La Darbia sits on the hill above Orta San Giulio, in a secluded spot yet close to the historic centre of the village. Lake Orta is one of the smallest and most intimate lakes in northern Italy, still far from the crowds that have changed nearby Lake Como and Lake Maggiore. From the property the view crosses the lake to the Isola di San Giulio and carries on towards the mountains, with Monte Rosa in the background on clear days.

The area is best explored slowly: Orta San Giulio can be reached on foot, while the Sacro Monte, a UNESCO World Heritage site, stands on the hills above the village. The landscape alternates woods, vineyards, small historic centres and paths that follow the lakeshore, in a part of Piedmont where nature, architecture and food culture live together with no need for spectacle.
